What South Holland does to a house
The Dutch farmers who settled here in the 1840s called this ground De Laage Prairie — the low prairie. They were not being poetic. They were describing drainage, and everything about pest pressure in South Holland today follows from what that name meant and from what happened a century later when the village stopped listening to it.
South Holland sits in the floodplain of three converging waterways, and the village’s own public works department describes the situation more plainly than any outsider could. The Little Calumet River runs through the village from east to west, draining a watershed of more than two hundred square miles across northeastern Illinois and northwestern Indiana. Thorn Creek comes up from the south and joins the Little Calumet on the southeast side of town, and Thorn Creek alone collects water from Deer Creek, North Creek, Butterfield Creek and the Lansing Ditch across a basin of more than a hundred square miles — over half of all the water entering the Little Calumet at South Holland. The third source is the Calumet Union Drainage Ditch, and a fourth channel, Thorn Ditch, drains the middle of the village and floods from backwater when the Little Calumet is high. Because the ground here is so flat, the village treats all of this as a single floodplain rather than three separate problems: when one stream comes up, they all do.
The original settlers understood this and built away from the water. As late as the 1940s, large areas of the south suburbs sat vacant specifically because they were too marshy to build on, and those areas did real work — they held and carried the runoff and snowmelt that the rivers could not. Then the Chicago metro expanded south. Through the 1950s and 1960s the floodplain was developed, and it was developed primarily with single-family housing. That decision is the reason this village has fifteen presidential disaster declarations behind it, thirteen of them for flooding, and it is the reason pest control here is a fundamentally different job than it is six miles away in a town on higher ground.
Here is what that means for a house. Roughly ninety-five percent of South Holland’s housing is detached single-family, and the median home was built in 1967 — which is to say the typical South Holland house is a 1950s or 1960s ranch, split-level or Cape Cod sitting on ground that used to be where the river put its overflow. The water table under that house is high. In a wet spring the sump runs continuously. Block foundations and slab edges stay damp for weeks at a time rather than drying out between storms, and the crawlspaces and basements in this village hold humidity in a way that basements on the moraine to the south simply do not.
That persistent moisture drives an entire category of pest that most homeowners cannot identify and assume is an infestation of something serious. Camel crickets, springtails, millipedes, pillbugs, house centipedes and silverfish are not pests that eat your house or carry disease. They are moisture organisms, and they appear in numbers along a basement wall or a crawlspace floor because the conditions are right for them. That is why rat calls in South Holland cluster in the two to six weeks after a significant rain event rather than in the fall, and why treating the yard without addressing the lateral and the floor drain produces a result that lasts exactly until the next storm.
American cockroaches belong to the same story and are routinely misidentified. These are the large roaches people find in a basement or coming up out of a drain, and they are a different animal with different habits than the German cockroach that lives in kitchens. American roaches live in sewers, storm drains and crawlspaces, and they enter houses through the same drain and lateral routes the rats use. A homeowner who finds one in the basement does not have a sanitation problem in their kitchen. They have a drain that is not sealed, and treating the kitchen will not touch it.
Mosquitoes are the third piece, and the arithmetic here is simply different from anywhere else nearby. Source reduction on a property here matters, but so does understanding that a meaningful share of the pressure is being produced in public infrastructure rather than in anyone’s back yard.
Termites round it out. Subterranean termites need soil moisture, and consistent soil moisture is exactly what this ground provides. Combine that with slab-on-grade and shallow-foundation construction from the 1950s and 1960s, wood-to-soil contact at porches, steps and deck posts, and decades of landscaping built up against foundations, and South Holland has conditions for wood-destroying insect activity that are meaningfully more favorable than in drier soil to the west.
The practical consequence of all of it is that inspection here looks different. In a farm-edge village you inspect the perimeter for gaps. In South Holland you inspect the drainage: the floor drains, the cleanouts, the sump discharge, the grade against the foundation, the downspout runs, the crawlspace vapor barrier, and the humidity in the lowest occupied space of the house. The exclusion work that matters most is below grade, not at the siding line, and the work is worth doing before the next heavy rain rather than after it.
One more thing that is specific to this village and easy to miss. South Holland is overwhelmingly a village of homeowners in detached houses — around ninety-five percent of the housing stock is single-family, with very little of the two-flat and small apartment inventory that shapes pest work in the older river towns nearby. Median household income here runs above eighty-five thousand dollars, well ahead of most of the surrounding communities. What that combination produces is a market of long-tenured owners who maintain their properties, who have usually already tried something themselves, and who are generally willing to pay for work that actually solves the problem rather than for a recurring visit that manages it. It also means the pest problems that do occur are almost always structural and property-specific rather than shared across a building, so the diagnosis matters more here than the product does.

The strip of South Holland north of the Little Calumet River is the most water-defined part of the village, with the river forming the northern boundary and the flood-control levee and retention infrastructure sitting between the housing and the channel. Homes here are predominantly 1950s and 1960s single-family construction on ground that historically served as the river’s overflow storage, and the water table is at its highest in the village. Sump pumps in this area run more, longer and later into the season than anywhere else in South Holland, and that is the practical fact that drives everything else. Basements and crawlspaces hold humidity through the spring and early summer rather than drying between storms, which produces the persistent moisture-organism load — camel crickets, springtails, house centipedes, millipedes and silverfish — that homeowners here call about most. Rat pressure is also concentrated on this side, because the drainage infrastructure serving a river-adjacent neighborhood is dense, older, and prone to surcharging in heavy rain. Norway rats in this area come up through floor drains, separated laterals and failed cleanout caps rather than in from the yard, so the inspection that matters starts in the basement and works down rather than starting at the siding. The Thorn Creek confluence and the southeast side
Thorn Creek enters South Holland from the south and meets the Little Calumet on the southeast side of the village, and the properties near that junction carry the combined load of a basin that drains more than a hundred square miles and includes Deer Creek, North Creek, Butterfield Creek and the Lansing Ditch. More than half of all the water reaching the Little Calumet at South Holland arrives through Thorn Creek, which makes this corner of the village the place where two flood regimes stack on top of each other. The pest consequence is timing rather than kind. Properties here see the sharpest post-storm spike in activity, typically two to six weeks after a significant rain, as displaced rodents relocate and as saturated ground pushes ground-dwelling insects toward the nearest dry structure. There is also more mature vegetation and creek-corridor tree cover on this side than in the interior of the village, which adds carpenter ant pressure on shaded north elevations and yellowjacket and paper wasp activity along the wooded edges through late summer. The other thing worth knowing on this side is that the post-flood window is predictable enough to get ahead of. After a major rain event, the calls do not come immediately — they come once displaced populations have had a few weeks to find somewhere dry and establish, which means a property inspected in the week after a storm is far cheaper to deal with than the same property inspected in the second month.
The Thorn Ditch corridor and the village center
Thorn Ditch drains the central part of South Holland, and unlike the two larger streams its flooding is caused by backwater — when the Little Calumet runs high, the ditch cannot discharge and water backs up into the middle of the village. This is the least intuitive flood mechanism in South Holland and it catches homeowners out, because the problem arrives on a property that is nowhere near the river. Housing through the center of the village is the classic South Holland stock: ranches, split-levels and Cape Cods built through the 1950s and 1960s, on modest lots, well maintained, overwhelmingly owner-occupied. Because these homes have now had six or seven decades of freeze and thaw against block foundations and original sewer laterals, the below-grade entry routes are well established even where the house above grade is in excellent condition. This is the part of the village where the gap between how a house looks and what is happening under it is widest, and where a proper drain and lateral inspection most often finds the actual answer. Backwater flooding also explains why flood insurance maps and pest risk do not line up neatly in South Holland. A house can sit outside the mapped floodplain and still take water in the basement through the drainage system, and the pest pressure follows the water rather than the map.
The South Park Avenue corridor and the commercial spine
South Park Avenue is the village’s main north-south artery and carries much of its commercial frontage, along with Thornwood High School at 17101 South Park and the institutional cluster around 170th Street. Commercial and institutional properties on this corridor have a different profile than the residential streets around them: dumpster and waste staging that supports Norway rat populations regardless of what any individual building does, food service with the harborage and sanitation pressure that comes with it, and large flat-roofed structures with roof drains and interior drainage that create their own moisture problems. For restaurants and retail on this corridor, the reputational stakes are the entire argument — one sighting in a dining room costs more than a year of service. Work here needs to be scheduled off-hours and documented, because health inspection paperwork is part of the deliverable and not an afterthought. Residential streets immediately behind this corridor inherit some of that pressure, because a rodent population established around commercial waste staging will forage several hundred feet into the neighborhood behind it. Coordinating a commercial account with the houses backing onto it produces a far more durable result for both than treating either alone.
The eastern edge along the interstates
The eastern side of South Holland runs up against Interstate 94, with Interstate 294 crossing to the south, and the village has a real trucking and logistics presence as a result. Properties along this edge sit near freight terminals, truck parking, and the industrial and warehouse parcels that come with a major interstate junction, and that proximity changes the pest picture. Commercial waste volume, loading docks left open, and pallet and container storage all support rodent populations at a scale residential streets do not generate on their own, and those populations do not respect the property line between an industrial parcel and the houses behind it. Homes on this edge see rodent pressure that originates off-property, which means exterior rodent control and perimeter exclusion carry more weight here than interior treatment. The interstate corridor also brings heavier truck traffic, road salt and disturbed ground, all of which push wildlife and rodents toward the nearest stable shelter. For homeowners here, the most useful single measure is usually the least glamorous one: sealing the garage, checking the overhead door seal, and keeping stored materials off the ground and away from the fence line. Housing in and around the historic core includes the small share of South Holland’s stock that predates 1940, under five percent of the village total but concentrated here, and those properties carry the structural issues that go with genuinely old construction: fieldstone and early block foundations, original sill plates, and outbuildings that have been standing longer than anyone’s memory. Detached garages, sheds and barn structures in this pocket are frequently the actual harborage on a property where the house itself is sound, and they are the first place to look rather than the last. Mature trees around the older parcels add carpenter ant and wildlife pressure that the newer sections of the village do not have.

Older South Holland housing stock was not built tight. Fieldstone and block foundations settle and crack, balloon framing leaves open runs from the basement to the attic, and original trim and sill plates give wood-destroying insects something to work on. Almost certainly American cockroaches, and they have nothing to do with your housekeeping. These are the large ones people find near a floor drain or a sump, and they are a different species with entirely different habits than the German cockroach that lives in kitchen harborage. What are all these little bugs along my basement wall?
If they appear in numbers along the floor or wall of a basement or crawlspace and none of them seem to be doing any damage, they are almost certainly moisture organisms — camel crickets, springtails, millipedes, pillbugs, house centipedes or silverfish. They are harmless in the sense that they do not eat structures or carry disease. What they are is a symptom. If you have a history of water in the basement, say so, and say when and how much. If you have been seeing activity, note where and at what time of day and leave any droppings or damage in place rather than cleaning up, because location tells us far more than quantity. And if you have watched the same thing happen every spring for a decade, tell us that too.
