What Steger does to a house

Steger is not a subdivision that grew out of a cornfield in the 1990s. It is a company town, and the pest problems here follow directly from how and when it was built.

The village was platted in 1891 as Columbia Heights and incorporated in 1896 around John Valentine Steger’s piano works, which by 1904 covered twenty-three acres and turned out sixteen thousand pianos a year. A factory that size needs workers, and workers need houses, so the west side of the village was laid out fast: a tight grid of single-family homes on roughly quarter-acre lots, built close together, built to a budget, built to house people who worked a shift and walked home. That grid is still there and much of that housing stock is still standing. The median Steger home was built in 1966. Roughly thirteen percent of the housing here predates 1940 and sixty percent predates 1970, which in practical terms means most of this village was built before anyone was thinking about air sealing, before poured-wall foundations were standard, and before pest exclusion was a construction consideration at all.

That is the first half of the mechanism, and it matters more than any weather explanation. Older Chicago-area construction has a specific set of failure points, and they are the same failure points in house after house on this side of town. Foundations are block or fieldstone rather than poured concrete, and both settle and crack along mortar joints, opening runs from the soil straight into the basement. Rim joists sit on sill plates that have shrunk and pulled away over eighty years, leaving a continuous gap around the perimeter of the house hidden behind the joist bay insulation. Many of these homes were framed in a way that leaves open vertical chases from the basement to the attic, so a mouse that gets into the crawl or the cellar has an unobstructed highway to every floor and never has to cross a room where anyone would see it. Utility penetrations from that era were cut oversized and packed with whatever was on the truck. Cast iron and clay sewer laterals of this vintage crack and separate, and Norway rats travel sewer lines and come up through them. None of this is neglect on the homeowner’s part. It is what a house built in 1928 or 1955 does after several decades of Illinois freeze and thaw, and it is the reason exclusion work matters more in Steger than a spray schedule does.

The second half of the mechanism is where the village sits. Steger straddles the Cook and Will county line — Steger Road is literally the border — about thirty-five miles south of the Loop, and it sits right at the edge where the south suburbs stop and open country begins. Go north and west and you are into the continuous built-up corridor through Chicago Heights and Park Forest. Go south and east and you are into Will County farmland, forest preserve, and the Plum Creek and Thorn Creek drainages within a few minutes’ drive. The village is only about three and a half square miles, so no house here is far from that edge.

That edge is the thing. Suburbs bordering agricultural and open land get a seasonal pressure that interior suburbs do not. Field mice and deer mice live in that ground cover all summer with no interest in anyone’s house. When the first hard frost arrives, usually mid to late October in this part of Illinois, the cover dies back and those populations move — and the nearest warm structure with a gap in it is a Steger house. This is why the calls cluster the way they do. Rodent complaints here are not evenly spread across the year. They spike hard in a four-to-six-week window in fall, which is precisely when an eighty-year-old foundation with a quarter-inch mortar gap becomes a doorway. The same window drives the overwintering insects: boxelder bugs, brown marmorated stink bugs, cluster flies and Asian lady beetles gather on the sunny south and west walls in October looking for somewhere to spend the winter, and they use the same siding gaps and window frames the mice use. Vacant units are quiet, undisturbed and unheated or barely heated, which makes them the best breeding conditions in the building, and the tenant who finally reports a problem is often three units downstream of where it started. In multi-unit buildings, treating the unit that called and leaving the neighbors is how the same address generates the same call every eight weeks.

None of this responds well to a can from the hardware store, which is what most Steger homeowners reasonably try first. West Steger is the piece of the village most people picture when they think of Steger as semi-rural, and despite the name it sits toward the eastern and outer edge of the built-up area, where the street grid gives way to winding roads and the lots open up. Nearly ninety percent of the housing here is owner-occupied, which is high for the south suburbs, and the homes are a genuine mix — brick ranches, raised ranches, Cape Cods, Tudor-influenced two-stories, and custom contemporary builds sitting on an acre or more with mature trees around them. That combination of wooded acreage and older brick construction produces a specific pest profile that has almost nothing in common with the village core two miles west. Carpenter ants are the recurring structural issue: mature oaks and maples over the house drop limbs and hold moisture against north-facing walls and roof edges, and carpenter ants nest in wood that has already been softened by that moisture rather than attacking sound lumber. By the time frass shows up on a windowsill the colony has usually been established for a season or more. The tree line also drives the stinging insect calls, with paper wasps in soffits and eaves and yellowjackets nesting at ground level along landscape beds and in the outbuildings and detached garages that come with lots this size. Hungry Hill

Hungry Hill is one of the older named pockets in the area and it turns up consistently as one of the most active parts of the Steger housing market, largely because it is where the affordable inventory is. Homes here trade well under the village median and a meaningful share of the stock is at the older end of Steger’s age curve, which is exactly the population of houses with block or fieldstone foundations, original sill plates, and sewer laterals that have been in the ground long enough to have separated at a joint. What replaces it is landscape-driven. Large, heavily planted lots with irrigation, deep mulch beds against the foundation, and mature ornamental plantings create a moisture band right where the house meets the ground, and that band is what odorous house ants, pavement ants, and occasional invaders like millipedes and pillbugs live in. Ant trails here almost always originate outdoors in the beds and come in at a slab expansion joint or a window frame, which is why interior baiting alone tends to knock the trail back for a few weeks and then fail. Older homes and older construction

Older Steger housing stock was not built tight. Fieldstone and block foundations settle and crack, balloon framing leaves open runs from the basement to the attic, and original trim and sill plates give wood-destroying insects something to work on. Beyond that, clear access to the basement perimeter, the crawlspace hatch if you have one, and under the kitchen and bathroom sinks.
